<br />. . <br />. OPTION 2 <br /> Amend Section VI of the Zoning Ordinance as follows: <br /> I. COMPLETION OF RESIDENTIAL CONSTRUCTION <br /> (1) Completion Period <br /> All new construction of one- and two-family residences shall <br /> be completed within two years of the date of issuance of the <br /> building permit. All additions and improvements to existing <br /> one- and two-family residences, and accessory structures to <br /> one- and two-family residences, shall be completed within one <br /> year of the date of issuance of the building permit. <br /> (2) Definition of Completion <br /> Completion of construction shall include: <br /> Completion of all visible exterior construction; <br /> Painting, staining, or other exterior finishing; <br /> Paving of driveways and walks; <br /> Removal of construction materials, equipment, debris, and <br /> excess earth; <br /> Placement of topsoil, finish grading, and sodding or <br /> seeding of all lawn areas; and <br /> Finish grading of any swales within established drainage <br /> easements necessary to accommodate natural drainage of <br />. adjacent properties. <br /> (3) Extension <br /> The City Council may extend the completion period providing <br /> that an application for an extension is made in writing <br /> previous to the expiration of the construction period. Said <br /> application shall state reasons for the requested extension. <br /> J. CERTIFICATE OF OCCUPANCY <br /> No building or addition to a building shall be occupied until a <br /> Certificate of Occupancy has been issued. Said Certificate shall <br /> not be issued until the Building Inspector has determined that all <br /> construction has been accomplished in compliance with all applicable <br /> building codes and that all items identified in paragraph VI,I(2) <br /> have been completed. <br />. <br /> - -----.- <br />
