Councilmembers commented on the building <br />appearance & materials, parking, landscaping, lighting, fencing and other miscellaneous items. In <br />consultation with the project development team, we believe we have addressed all councilmembers <br />comments and have provided additional narrative below. <br />The proposed redevelopment site is approximately 1.26 acres and will remain under the current <br />Service Business District (B-3) zoning. Mister proposes to construct a one-story, approximately <br />5,400± square foot conveyor -type, stand-alone express car wash building including parking, <br />landscaping, utilities, stormwater management, vacuum equipment, signage, and lighting to support <br />the proposed project. The Floor Area Ratio (FAR) of the project is 0.10 and the site is accessible <br />from Lexington Avenue via an existing driveway with median which Mister intends to reutilize. <br />
