location by the snow removal provider. <br />Development Timeline <br />Upon approval from the City, Mister Car Wash intends to submit for building permits in 2024 with an <br />anticipated construction start in summer 2024. There will be no phasing of the project, and <br />construction duration is estimated at 8 months including demolition of the existing building. <br />Comprehensive Plan & Zoning Map Consistency <br />In addition to providing an amenity for the community of Arden Hills, the Mister Car Wash proposal <br />supports multiple goals within the 2040 Comprehensive Plan. <br />Chapter 6: Land Use & Chapter 8: Economic Development and Redevelopment <br />Chapter 6 Goal: Develop and maintain a land use pattern that strengthens the vitality, quality, and <br />character of our residential neighborhoods, commercial districts, and industrial areas while protecting <br />the community's natural resources and developing a sustainable pattern for future development. <br />Chapter 8 Goal: Promote the development, redevelopment, and maintenance of a viable, innovative, <br />and diverse business environment serving Arden Hills and the metropolitan area. <br />The Mister Car Wash proposal supports the goals of Chapter 6 and Chapter 8 by taking a dilapidated, <br />closed restaurant and redeveloping it as a high quality, efficient express tunnel car wash. This new <br />facility will offer a quality amenity which isn't currently offered within the city, in the central <br />commercial district of Arden Hills. Mister has taken feedback from staff and City Council, along with <br />direction from the code, to enhance the prototypical architecture and design of the building and site, <br />to create a development that is in harmony with nearby properties and is visually appealing to the <br />community. <br />Chapter 10 — Protected Resources <br />Goal: Preserve, protect, and restore the community's natural resources, including open spaces, <br />lakes, wetlands, other significant natural features, and historic resources. <br />Mister Car Wash supports the goals of Chapter 10 through our use of native landscaping and a site <br />plan that provides landscaping on approximately thirty-five percent (35%) of the site, exceeding code <br />requirements. <br />Within our own new -build stores, our water reclamation systems allow us to use over 50% <br />reclaimed/recycled water within the wash process, as well as reducing our freshwater usage by 25% <br />due to our proprietary system design. Our wastewater systems are designed and maintained to <br />ensure compliance with municipal water regulations. Mister regularly receives recognition from <br />municipal water authorities on our processes for reducing harmful runoff and appreciation of our <br />partnership to find creative solutions to improve our wastewater impact. <br />Mister further supports this goal through the completion of a tree survey and implementation of tree <br />mitigation measures.
