006 <br />`n" presbyterian <br />homes & services <br />February 71", 2024 <br />Elana Fransen <br />Senior Planner <br />City of Arden Hills <br />1245 West Highway 96 <br />Arden Hills, MN 55112 <br />Re: Application for Concept Plan Review & Narrative <br />3200 Lake Johanna Blvd, Arden Hills, MN 55112 <br />Dear Ms. Fransen, <br />Attachment C <br />Enclosed please find the application for Concept Plan Review related to the property located at 3200 Lake Johanna Blvd, <br />Arden Hills, MN 55112. <br />Background <br />In November 2010, the City and Presbyterian Homes and Services ("PHS", the "Owner") entered into a PUD Development <br />Agreement (the "Agreement") regarding its development of property located at 3200 Lake Johanna Boulevard (Planning <br />Case 10-012) for the property legally described as PHS Addition of Arden Hills, Lot 1, Block 1. This approval provided for <br />four actions: 1) rezoning the property from R-2 to R-4, 2) approved the pre- and final plat, 3) amended the existing <br />conditional use permit, and 4) approved the Master PUD and Final PUD Development Plans. A key element of this approval <br />was the demolition of then existing Sutton Place (19 Units) and Lake View Residence (169 Units) which was replaced with <br />the current "C"-shaped community.
