006 <br />`n" presbyterian <br />homes & services <br />Current State <br />Today, the campus redevelopment is complete, stabilized, <br />and thriving. It is home to hundreds of senior residents who <br />enjoy the wonderful lakeside location and access and <br />peaceful setting generally out of view from the public due to <br />its recessed setting and elevation below Lake Johanna <br />Boulevard. <br />Even as the grounds and unique property features have <br />proven to be a significant benefit to its residents, the original <br />McKnight Care Center (208 bed skilled nursing facility) has <br />aged beyond its useful life and requires replacement <br />consideration. Unfortunately, it is operationally inefficient to <br />the point of not being able to use 80 of its 208 skilled nursing <br />beds and requires significant capital investment to maintain <br />current state. As such, we are proposing to review a potential <br />total redevelopment of that building to new state of the art <br />design and care standards. <br />Conceptual Future State I <br />PHS desires to explore options to redevelop the McKnight V� <br />Care Center into a state-of-the-art design, improve its operating efficiency, and increase the number of independent living <br />units on campus to meet the demands of a multi -year waiting list to gain entry to the community. A unique element of any <br />redevelopment of the McKnight Care Center is that its mechanical system is fully integrated with the newer "C shaped <br />building via a central plant, that serves both buildings HVAC and electrical systems. Due to this interconnectedness, any <br />new design will need to work around that physical plant, as shown in the concept plans. <br />As proposed, PHS would demolish the existing McKnight Care Center, and replace the 208-bed skilled nursing facility with <br />a new 72-bed of skilled nursing community and 77 new units of independent living in a 4-story building, wrapping around <br />the current central plant building, and interconnected by an enclosed walkway to the main building where the bulk of <br />current amenities and care services are located. An overall reduction of 59 units on the campus. The design intent is to <br />match the finishes of the most recent construction to minimize aesthetic impact, utilizing the same material palette of <br />stone base and fiber cement shakes.
