parking, site circulation, etc. because they are primarily at this stage seeking Council feedback <br />on the ordinance amendments that would be required for the event center land use in the B-2 <br />District as well as any other associated conditions with the food and liquor service. An adult day <br />care is a Conditional Use in the B-2 District. <br />One other factor for discussion with the proposed land use is the requirement for off-street <br />parking for an event center. The Subject Property has previously been stated to have a parking <br />lot capacity for up to 172 spaces. There is currently no minimum requirement for off-street <br />parking for an event center in the city code since it is not an allowed use. The Applicant did <br />provide as part of the concept review a site plan that shows three areas for parking. Staff <br />suspects the current configuration of parking and/or drive aisles would need to be modified <br />and/or reduced due to the addition of the proposed outdoor patio areas. As a comparison, the <br />city code states a Recreation Facility would require I space for each 1.5 persons at design <br />capacity and a Restaurant is 1 space for every 2 seats. The Applicant for the concept review has <br />stated the event center would be for up to 464 attendees.
