In 2014, the Applicant requested a Master and Final Planned Unit Development Amendment. <br />The amendment components included reconfiguring the Brownstone Buildings, revising the <br />Construction Scheduled for the Brownstone Buildings, reallocating 4 units from the new <br />Lakeview Building to the Brownstone Buildings, and allowing for the removal of a speedbump <br />which was a condition of approval pending a traffic study. The PUD Amendment was approved <br />and Phase I and Phase II of the approved 2010 redevelopment have been completed. <br />The McKnight Care Center was originally approved through a Special Use Permit in PC 75-17 <br />and constructed in the mid 1970's. The proposal <br />includes the demolition of the existing building and the replacement of the 208 skilled nursing <br />facility beds with 72 skilled nursing beds and 77 new units of independent living. The new <br />building would match the height of the current buildings, be integrated with the current central <br />plant building, and interconnected to the main building by an enclosed walkway. Building <br />material would match the previous construction which consists of stone base and fiber cement <br />shakes. The concept includes an overall reduction of 59 units on campus and is anticipated to <br />decrease overall traffic demand and on -site parking demand. There are no changes proposed to <br />access or site circulation. <br />Of the 21.2-acre property, 2.25 acres are proposed to be impacted. The proposed concept would <br />result in an increase to floor area ratio, and increase to impervious surface, and landscaping <br />changes. The Applicant does not anticipate requesting variances for the redevelopment due to the <br />terms of the underlying PUD.
