Robinson <br /> 2123 Old Highway 8, New Brighton <br /> BACKGROUND: <br /> Two years ago this month, this proposed division was first presented to <br /> the Planning Commission. The applicant had attempted to purchase from <br /> Ramsey County a large portion of unused right-of-way. Thi s land coul d <br /> then be combined with the lot in question to make the lot large enough <br /> so it could be divided into two conforming lots. The County, however, <br /> could not legally sell the land to the adjoining landowner but could <br /> release it to the City. <br /> Since that time, the City has negotiated with Ramsey County for the <br /> release of excess right-of-way to the City. Attached are resolutions by <br /> . the Board of Ramsey County Commissioners and the Arden Hills City <br /> Council indicating that the County has released the land and that the <br /> City has accepted the land. After the Planning Commission review and <br /> recommendation on this division, the City Council will conduct a public <br /> hearing (March 12) on the release of the land to Mr. Robinson followed <br /> by action on the division. Therefore, this review will treat the <br /> application as if the land has already been released. <br /> REQUEST: <br /> The request is to divide a parcel containing 36,368 square feet into <br /> three parcels: <br /> 1. Lot 1 contains the existing residence and is 21,492 square feet in <br /> area. It is 160 feet in width and an average of 134 feet in depth. <br /> 2. Lot 2 is at the intersection of County Road E2 and New Brighton <br /> Road. It is 14,315 square feet in area, 94 feet in width and 154 <br /> feet in depth. <br /> 3. The third parcel clears up an encroachment on Lot 1, above, by a <br /> garage and shed owned by the resident to the south. This jog in <br /> the property line is 51 feet long (east to west), is 11 feet in <br /> depth and contains 561 square feet. The City Council can take <br /> action on combining this small parcel with Lot 4 to the south at <br /> . their March 12 meeting. <br /> planning. landscape architecture <br />
