<br /> Minutes of the Arden Hills Regular Council Meeting, 4-9-90 <br /> , Page 5 <br /> CASE #90-02 (Cont'd) Malone moved, seconded by Mahowald, that Council approve <br /> . the Lot Combination of Lot 1 and part of Lot 2, Block 1, <br /> Northwcxxls, Case #90-02, subject to the following conditions: <br /> 1. That evidence of filing the lot combination and the previously approved <br /> Registered Land SUrvey with Ramsey County be suhnitted to Arden Hills prior <br /> to issuance of building or grading permits by the city. <br /> 2. That the city Attorney and Engineer approve the legal and engineering <br /> requirements, especially in regard to the drainage and other easements and <br /> status of the previously approved, but still not filed, Registered Land <br /> SUrvey. - <br /> Motion =ied unanimously. (3-0) <br /> Malone moved, seconded by Mahowald, that Council approve <br /> the Special Use permit for a medical clinic in an I-2 District, Case #90-02, Lot <br /> 1 and part of Lot 2, Block 1, Northwoods, based on the following: <br /> 1. A Special Use permit is required to operate a medical clinic in an I-2 <br /> District. <br /> 2. The clinic is a corrpatible use with recent development in the Northwoods Park <br /> complex and other development in this district. <br /> 3. Medical facilities are considered one of the higher quality business and <br /> industrial uses, corrparable to office uses. <br /> 4. Traffic for a medical facility is spread evenly throughout the day and will <br /> . not =eate peak hour traffic problems. <br /> 5. The Special Use permit and accorrvanying site plan require no variances and no <br /> special conditions. <br /> 6. The Special Use permit be subject to development in a=dance with the site <br /> plan approved by the Council as part of this application. <br /> Motion =ied unanimoUSly. (3-0) <br /> Malone moved, seconded by Mahowald, that Council approve <br /> the site Plan for a medical clinic on Lot 1, and part of Lot 2, Block 1, <br /> Northwoods, Case #90-02, subject to the following conditions: <br /> 1. That the City receive notice that the grading and drainage plan has been <br /> approved by Rice Creek Watershed District and the City Engineer. <br /> 2. That the applicant will work with City staff prior to installation of the <br /> lighting fixtures and if the lighting presents glare problems on adjoining <br /> property or public streets or if lenses are visible to vehicle operators <br /> along the street, the owner will adjust or replace the lighting fixtures as <br /> necessary . <br /> 3. That the applicant resolve appropriate park Dedication for this site. <br /> 4. That the Landscape Bond be suJ:mi tted as required by Ordinance. <br /> Motion =ied unanimously. (3-0) <br /> Council1nernber Malone asked the applicant to display a diagram of the proposed <br /> . signage plan for this site. <br /> The Plarmer displayed the signage plan and reviewed the requested sign variance. <br /> He explained the area is within the sign Ordinance requirements; the di1nensions <br /> of the sign are different than those required by Ordinance. <br />
