<br /> ~ (The building variance does not include "physical <br /> surroundings," as in (a) above, nor "injurious to neighboring <br /> property," as in (b) above. <br /> 4. Two existing lighted signs on the entrance canopy to the <br /> hotel, each being 246 square feet in area (6 feet by 41 feet), <br /> will be removed if these directional signs are permitted. <br /> These signs are nonconforming but would be allowed to remain <br /> until moved or structurally modified (copy could be changed). <br /> The total signage visible from County Road E, including the <br /> pylon sign, wi11 therefore be reduced from 668 square feet to <br /> 232 square feet (as all signs are double-faced to be seen from <br /> both east bound and west bound traffic, one-half of each <br /> figure would be seen at one time). <br /> 5. The proposed directional signs are intended to assist drivers <br /> on a public street in making the right decision. A quick <br /> decision is more important when other, higher speed traffic is <br /> involved than it is when directing drivers once they are on <br /> private property (e.g. "Deliveries to Back of Building," <br /> "Visitors Parking," etc.). The size of the signs could be <br /> considered a safety factor in this instance. Hotel s wi 11 <br /> often attract patrons that will not be famil iar with local <br /> traffic patterns, and easily seen signs will help to lessen <br /> confusion. <br /> ~ 6. The only hardship related to the site or physical surroundings <br /> is in regard to snow removal. The wide paving will result in <br /> more snow to be removed than from a typical city street for <br /> which the same regulations would apply, and nearlY the entire <br /> right-of-way is surfaced with only six-foot shoulders for snow <br /> storage. The increased size of the signs may result in better <br /> visibility in winter conditions. <br /> 7. The Howard Johnson name/logo is, by itself, in the proportion <br /> of one foot by six foot, or six square feet. When the message <br /> "Entrance" or "Hotel" is placed under the name, the height <br /> needs to be approximately doubled--resulting in a 2-foot by <br /> six-foot, or 12-square-foot, sign. The four-inch high "Howard <br /> Johnson" letters and the five- to six-inch-high "Information" <br /> could not be half as large and still be of benefit to drivers; <br /> nor could the message be reduced. The signs are both <br /> conservative and attractive. The name/logo combination are <br /> widely recognized and could not be reconfigured to a two-foot <br /> by three-foot sign as allowed without a variance. <br /> RECOMMENDATION: <br /> 1. That variances for two directional signs be granted as <br /> proposed in Case No. 89-05, as follows: <br /> ~ Sign width--Variance of three feet six inches (three feet to <br /> six feet six inches) <br /> CASE #90-05 <br /> UQOD PAGE 3 OF 4 <br />
