<br /> ~ A. CONSIDERATIONS FOR SPECIAL USE PERMIT FOR ROOF SIGN: <br /> l. This sign received a permit from the City prior to the <br /> adoption of the ordinance requiring special use permits for <br /> roof signs. <br /> 2. This sign meets all current sign ordinance requirements. (We <br /> assume that the requirements for wall-mounted signs would <br /> generally apply to roof-mounted signs--using the building <br /> facade that face~ the same direction as the sign as th~ <br /> reference for area calculations.) <br /> 3. The sign ordinance allows a nonconforming sign to remain in <br /> its present condition until it is relocated, rebuilt or <br /> altered other than to change its message. The message is the <br /> only part of the sign that will be changed and the actual <br /> areas of the message panel will be smaller than the existing <br /> message panel (212 square feet compared with 500+ square <br /> feet) . <br /> RECOMMENDATION: <br /> That a special use permit for the roof-mounted, north-facing sign <br /> on the Howard Johnson Hotel, Case No. 90-05, be approved for the <br /> reasons stated above and in conformance with the plans submitted. <br /> ~ B. CONSIDERATIONS FOR DIRECTIONAL SIGN DIMENSIONAL VARIANCE: <br /> l. The conditions for granting a sign variance are slightly less <br /> restrictive than variances for buildings. Two considerations <br /> are mentioned in the sign variance provision: <br /> a. That a hardship is attributable to the particular <br /> physical surroundings, topographical conditions or shape <br /> of the parcel. <br /> ~ b.
