<br /> -----..--.- u <br /> May 2, 1990 Planning Commission Minutes, Page 2 <br />1- The sign was approved by the City prior to the adoption of <br /> the ordinance requiring special use permits for roof signs. . <br />2 . The roof sign meets all current sign ordinance requirements. <br />3 . The sign ordinance allows a nonconforming sign to remain in <br /> its present condition until it is relocated, rebuilt or <br /> altered other than to change its message. The message is the <br /> only part of the sign that will be changed and the actual <br /> areas of the message panel will be smaller than the existing. <br /> message panel (212 square feet compared with 500+ square <br /> feet) . - <br />Chair Probst asked for questions or comments from the Commission <br />regarding the roof sign. Winiecki asked where the roof sign will <br />be located, and how tall the letters will be. Mr. Steve Kappler, <br />General Manager of McGuires, stated the letters will be four feet <br />high, with no backing, just individual letters. <br />There being no further questions or comments from the Commission <br />on the roof sign, Chair Probst asked for questions or comments <br />from the audience. Hearing none, Probst closed the public <br />hearing at 7:56 P.M. <br />Zehm moved, seconded by Winiecki, to recommend to the City <br />Council approval of the Special Use Permit for a roof sign as <br />proposed, based on the three conditions listed above and in <br />Planner Bergly's May 2, 1990 memo. Motion carried unanimously. . <br />(8-0) . <br />DIRECTIONAL SIGNS: <br />Planner Bergly reviewed the two directional signs proposed for <br />the site, noting that three variances would be required; an 8 <br />inch height variance, a 3'6" width variance, and an 8.2 square <br />foot variance for the maximum area. Bergly noted that two <br />existing illuminated signs on the entrance canopy to the hotel <br />will be removed if the directional signs are permitted. <br />Kappler showed pictures of the existing signs on the canopy to be <br />removed. He stated that the logo on the roof sign will not be <br />there, just the words "Howard Johnson", with the letters 53 feet <br />long. The directional signs are proposed to be lighted, pending <br />ci ty approval. <br />Kappler noted that McGuires has been a landmark reference for 28 <br />years and that the restaurant, lounge and meeting space will <br />still retain the McGuires name. Only the hotel will be Howard <br />Johnson's. The pylon sign, approved by the Planning Commission <br />and City Council years ago, will relate to the food/restaurant as <br />McGuires. It is a non-conforming use but did not require a <br />variance at the time it was approved. <br /> . <br />
