(e) Insurance claim centers <br /> (f) Satellite antennae over 40 inches in width or height and which <br /> are clearly accessory to a principal use on the premises. <br /> (g) Restaurants, fast food <br /> (h) Theatres (indoor) <br /> (5) Special Regulations for Drive-In Businesses and Fast Food <br /> Restaurants in the Lexington Avenue B-3 District Section VI,C, of <br /> the zoning ordinance, specifies additional requirements for <br /> drive-in businesses, fast food restaurants and automobile service <br /> stations. This paragraph (5) is a provision whereby the proximity <br /> requirement of 1,320 feet between drive-in businesses or fast food <br /> restaurants may be waived if certain conditions are satisfied. <br /> Drive-in businesses or fast food restaurants may be allowed without <br /> complying with the 1,320-foot separation if the following condi- <br /> tions are met: <br /> (a) The operation consists of one or more drive-in businesses or <br /> fast food restaurants and is an integral part of a building <br /> containing one or more other allowed uses, or the operation is <br /> part of an architecturally unified "food court" or "drive-in <br /> service court" complex containing two or more restaurants, <br /> fast food restaurants or drive-in businesses. <br /> . (b) Shared access drives and shared parking are utilized by all <br /> such restaurants, fast food restaurants or drive-in businesses <br /> in said building or complex. <br /> (c) Only one "food court" or "drive-in business court" or building <br /> containing fast food restaurants or drive-in businesses will <br /> be allowed in addition to one free-standing fast food <br /> restaurant. <br /> (d) The architecture and the site, grading, circulation, land- <br /> scaping, screening and signage plans shall unify the <br /> appearance and function of the complex or building. <br /> (e) A "fast food court" or "drive-in business court" may consist <br /> of one or more buildings on one or more parcels if the intent <br /> of providing a unified appearance and function is not com- <br /> promi sed. <br /> (6) District Requirements (The district requirements in Section V,F, <br /> for the B-2 District will apply in the B-3 Service Business <br /> District) To further accomplish the stated purpose of the B-3 <br /> District, developers are encouraged to plan their sites in the <br /> spirit of the purpose and intent of the Planned Unit Development <br /> provisions in Section VIII,G,(1).
