He state:i the plan does not identify the types of commercial <br />office uses which are most feasible for the site. <br />Hans Hagen explained the concept f= development of the site is to place a <br />convenience store, gasoline pumps and a car wash on the parcel. He discussed the <br />topography of the site, and the fact that a drainage easement separates the two <br />parcels of land and effectively creates a buffer between the site and SUTI'ounding <br />residential areas. Hagen also noted the rear portion of the site has exoessive <br />vegetation which effectively maintains a separation from residential properties. <br />Hagen reviewed the b.lllding placement of his fonner proposed office b.lllding and <br />showed the placement of the convenience store in the same general vicinity. <br />Hagen stated he proposed to suJ:mit an application for this development under the <br />PUD concept and distribute:i a "developers statement" which listed infornation <br />relative to the site. He noted a prilnary consideration would be variances for <br />parking setback requirements and setback of the b.lllding canopy. <br />Hans displayed a photograph of a project he recently COllqJleted in the City of <br />Wcx:x:lhrry and advised the architectural design proposed for this site will be <br />similar in nature and b.llldings constructed with similar high quality materials. <br />Hagen discussed the changes in the general concept of service stations fram auto <br />repair and dispensing gasoline, to retail sales and sale of gasoline. <br />Chair Probst advised that no action is necessary at this time and suggested the . <br />Commission offer comments or suggestions relating to the proposal. <br />Member Carlson questioned. the capacity and number of storage tanks the applicant <br />is proposing to install on site. He also asked if the applicant is proposing to <br />dispense diesel fuel. <br />Hans Hagen responded that substantial space is available on site for placement of <br />the fuel storage tanks, however, he has not worked out the details of tank <br />locations. He suggeste:i this site will ]XJSsibly sell diesel fuel given its close <br />proximity to Highway 35W. <br />Member Petersen commente:i that the site is rather isolate:i due to the densely <br />wooded area SUTI'ounding the site, however, he suggeste:i polling residents to <br />detemine if this use of the site is favored. He also suggested the notification <br />area for a public hearing not be limite:i to the adjacent area residents, rot <br />expanded to include the Chatham area residents. <br />The Plarmer advised under the PUD requirements a public hearing is required; <br />noted the area for notifying residents of the public hearing is within a 350 fcot <br />radius of the property, rot this radius may be expanded to include other <br />residential developments in the area. <br />Bergly stated the application f= a PUD allows the City to set firm development <br />guidelines f= the site and the zo11i.m reverts back to B-1 if the proposed <br />convenience store is not constructed by the applicant. . <br />Petersen stated he has seen the development project in WoodI::ury which was <br />constructed by Hagen and indicate:i that he would favor the same quality <br />construction, brick and architectural design, for this project. <br />
