He is the surveyor <br /> who George Reiling retained to calculate the quantity of soil that <br /> would have to be removed in order to develop his property using <br /> Arden View Drive. Don Schmidt has prepared a proposed subdivision <br /> plan, referred to as Exhibit 1, which shows how the property would <br /> . be subdivided without the use of Arden View Drive and Exhibit 2, a <br /> subdivision showing how the property would be utilized if Arden <br /> View Drive were used. I am also enclosing his calculation as to <br /> the quantity of dirt that would have to be removed in order to <br /> permit the lots along Arden View Drive to access onto Arden View <br /> Drive. <br /> r need your assistance in considering his contention that <br /> there has to be a substantial amount of dirt removed in order to <br /> develop the lots along Arden View Drive. His assumption is that <br /> the south line of the houses would be 35 feet back from the north <br /> line of Arden View Drive and that lots would be regraded to achieve <br /> a 6% to 7% grade between the north line of Arden View Drive and the <br /> south line of the house such that there would be a two and a half <br /> foot differential between the ground at the south edge of the house <br /> and the ground at the north edge of Arden View Drive. It seems to <br /> me that the only significant grading wouid have to come with regard <br /> to his Lot 27 and that access could be provided from the east, <br /> perhaps with an easement over the neighbor's property. The other <br /> aspect of this change in the grade is that the elevation of the <br /> properties would be significantly reduced such that the view might <br /> be restricted. r would like your reaction to his contention with <br /> regard to the necessity of moving the dirt. <br /> After you have given this some thought, r would <br /> . appreciate it if you would call me so that we can talk about it <br /> generally. The positive side of his analysis is that there would <br /> be about 400 less feet of road, according to his rough calculation, <br />
