("Subject Property"). Lower -Potency Hemp Edible Sales may be allowed <br />as a conditional accessory use in B-3 Service Business Zoning District where the principal use is <br />Retail Sales & Service, Restaurant, or Service Station, the business has a liquor or tobacco license <br />issued by the City, and when such accessory use is clearly incidental to the principal use. A <br />Conditional Use Permit is required for the conditional accessory use of Lower -Potency Hemp <br />Edible Sales. <br />Background <br />1. Existing Site Conditions: <br />The Subject Property is zoned B-3, Service Business District, and is designated for Commercial <br />Uses in the 2040 Comprehensive Land Use Plan. The Subject Property is the site of the Cub Foods <br />grocery store, Cub Pharmacy, and Cub Discount Liquor and is owned by Shannon Square LLC. <br />Adjacent properties to the north, west and south are also zoned B-3, Service Business District, and <br />the parcels to the east are located within the City of Shoreview and are zoned R1, Detached <br />Residential. <br />2.
