Motion carried unanimously (5-0). <br /> CASE 92-08 VARIANCE <br /> JAMES DLUGOSCH <br /> 1482 ARDEN VIEW DRIVE <br /> City planner Bergly explained the applicant, James Dlugosch, <br /> is proposing the erection of a six-foot solid wall along his <br /> side property line which would provide privacy screening for <br /> the pool proposed in the rear yard of the Dlugosch property. <br /> He added this would require a variance from the ordinance <br /> either as it relates to fences (which requires 30% open <br /> area) or as it relates to walls (which restricts a wall to <br /> 42 inches in height). <br /> Bergly further eXplained that immediately to the east of <br /> 1482 Arden View Drive is an easement for a trail which <br /> serves as a buffer between single family properties and <br /> higher density townhome properties to the east.
