. Minutes of the Arden Hills Regular Planning Camlission Meeting, 6-03-92
Page 3
CJ\SE #92-06 (CONl"D):
Architect Harry Schroeder, stated Amoco is proposing only Option A, and would
prefer Options B and C not be considered.
Bergly advised the OJrnmission should review all options before making a decision
on this application.
Member Erickson questioned if the scope of the original Special Use Permit was
for a car wash.
Bergly stated the original Special Use Permit was issued at the time of
application for the car wash expansion; the b..Lsiness was "grand-fathered" in and
is a use permitted in the B-2 District by SUP. When the application for the car
wash was reviewed, an SUP was granted which incorporated the entire facility and
all operations as part of the Special Use Permit, not just the car wash.
Chair Probst asked if there are any questions or comments for Planner Bergly.
'!here was discussion regarding the access easements and parking agreement between
the adjacent sites.
. Member Petersen questioned if the existing parking is adequate for the restaurant
with the use by Amoco.
Bergly advised the parking is apparently adequate f= the Great Lakes Restaurant
patrons and is based on number of parking stalls versus number of seats in the
restaurant.
Chair Probst asked if there were any questions or comments from the floor.
_Architect Harry Schroeder, discussed how Option A addressed the concerns of the
Dentist office; parking, appearance, headlights, noise and traffic movements,
during all hours. He stated Amoco oil ColTpany only supports Option A.
Schroeder also stated an Engineering ColTpany working on the remediation system
and at this time the application has been delayed due to hJdget constraints;
indicated this matter may return in August. He explained that the remediation
station would be a 10' by 12' structure tucked in the back of the building. '!his
structure would house purrq:lS and testing equipment and is strictly a terrq:>orary
wilding .
Mr. Schroeder continued to explain that the traffic con:Jestion problem is due to
high volumes of customers needing repair work and the additiona service bay may
help eliminate the con:Jestion, move customers through the site faster, and reduce
parking needs. He also stated they have built 20 to 30 stations in the Twin
cities area and the requirement for recycling water has not been an issue. He
. stated that Amoco oil ColTpany would provide documentation, if nE'C'1?"'-=ry.
