Minutes of the Arden Hills RegUlar planning ocumi.ssion Meeting, 6-03-92 <br /> Page 3 <br /> ClISE #92-06 (cx:IiIT'Dl: <br /> Architect Harry Schroeder, stated Amoco is proposing only Option A, and would <br /> prefer Options B and C not be considered. <br /> Bergly advised the Commission should review all options before making a decision <br /> on this application. <br /> Member Erickson questioned if the scope of the original Special Use Permit was <br /> for a car wash. <br /> Bergly stated the original Special Use Permit was issued at the time of <br /> application for the car wash expansion; the b.1siness was "grand-fathered" in and <br /> is a use pennitted in the B-2 District by SUP. When the application for the car <br /> wash was reviewed, an SUP was granted which incorporated. the entire facility and <br /> all operations as part of the Special Use Permit, not just the car wash. <br /> Chair Probst asked if there are any questions or comments for Planner Bergly. <br /> 'Ihere was discussion regarding the access easements and parking agreement between <br /> the adjacent sites. <br /> . Member Petersen questioned if the existing parking is adequate for the restaurant <br /> with the use by Amoco. <br /> Bergly advised the parking is apparently adequate for the Great L3kes Restaurant <br /> patrons and is based on mnl1ber of parking stalls versus number of seats in the <br /> restaurant. <br /> Chair Probst asked if there were any questions or comments frOlll the floor. <br /> _Architect Harry Schroeder, discussed hCM Option A addressed the concerns of the <br /> Dentist office; parking, appearance, headlights, noise and traffic movements, <br /> during all hours. He stated Amoco oil Corrpany only supports Option A. <br /> Schroeder also stated an ErBineering Corrpany working on the remediation system <br /> and at this time the application has been delayed clue to l::R.Jdget constraints; <br /> indicated this matter may return in August. He explained that the remediation <br /> station would be a 10' by 12' structure tucked in the back of the Wilding. This <br /> structure would house pumps and testing equipment and is strictly a temporary <br /> Wilding . <br /> MI::. Schroeder continued to explain that the traffic congestion problem is due to <br /> high volumes of custamers needing repair work and the additiona service bay may <br /> help eliminate the congestion, move customers through the site faster, and reduce <br /> parking needs. He also stated they have Wilt 20 to 30 stations in the 'IWin <br /> . cities area and the requirement for recycling water has not been an issue. He <br /> stated that Amoco oil Corrpany would provide dOCLllllerltation, if necessary. <br /> --- <br />
