Planner Bergly outlined the following considerations:
1- parki.nc:r: It appears that 16 or 17 parking stalls are being added
for the 22,350 net sf OOilding being added. 'lhese are in addition
to the spaces approved in the previous site Plan. '!he general
parking requirement for uses not specifically mentioned can be
determined in two ways:
a. one space per each 1000 sf of floor area or one space per each
employee on the major shift, wchever is greater; or
b. As determined by the Council after reconunendation by the
Planning Canunission.
Due to the variety of OOilding uses on the site, Planner Bergly
recomrnerx:ls that the required mnnber of spaces be determined by Council.
At the present time, 7 of the spaces approved in 1987 are not marked as
parJd.n;J stalls. '!he total available spaces as proposed would excee:i the
spaces now available by 23 or 24. At one space per 1000 sf as noted
above, the minllnum requirement would be exc'....nF'rl by 1 or 2 spaces.
2. Licmt:im: Some lighting fixtures will be relocated on existing
b.rildings due to the removal of sane OOildings and the
construction of a new wilding. '!he total mnnber of fixtures will
be increased by two. Inrninaries should be adjusted so that glare
. is not directed to either Highway 10 or to the llDbile homes
directly south of the property.
3. Larrlscap:im: The previous approval included a complete perimeter
lan:lscape plan. '!he proposed wilding will not require further
landscaping except for sane shrubs alon;J the east wall in a 6 foot
wide space between the OOilding and the sidewalk.
4. Drainaqe: 'Ihree catch basins will be added in the area of the
proposed wilding. storm sewers will carry the water to the ditch
along 35W.
5. All ordinance requirements for the proposed OOilding and revised
site Plan are met so no furtller variances other than those granted
in #87-08 are required.
Planner Bergly reconunends approval of the revised site Plan for Case
#92-22 subject to the following corrlitions:
1- The engineer's approval of site utilities and site drainage plans.
2. The Council's determination that the proposed munber of parking
spaces is adequate for the proposed use.
3. The lighting fixtures be adjusted so as not to direct the lighting
glare onto Highway 10 or to the mobile homes to the south.
4. The planner's review of the minimal lan:lscape plan.
. Erickson questioned the net increase on the parking for the
warehouse/millwork area. Applicant Mike Hood stated there will be no
additional employees or a sales floor. 'Ibis wilding will be for
milling and storage.
