All four parcels are involved in this action <br /> due to present and proposed lot combinations. 'Ihe parcel to be divided <br /> is 150 feet by 525 feet (1.8 acres) and will be divided into Tract A <br /> (34,800 sf) and Tract B (43,950 sf). <br /> Tract A will be combined with the lot directly to the south (64,321 sf). . <br /> It contains Marjorie Ashbach' s home and has access via Oak Avenue. <br /> Tract B will be a separate lot suitable for developnent and is proposed <br /> to have access from an easement providinJ access to four other banes to <br /> the south. <br /> The easterly 2 lots, owned by Mrs. Ashbach, with frontage on Oak Avenue <br /> (north lot) and on Oak Avenue and Johanna Boulevard (south tract) have <br /> been cambined previously and do not contain any brildings. The lot now <br /> proposed to be divided into Tracts A and B as discussed arove is <br /> presently cambined with these 2 easterly lots. <br /> Planner Bergly outlined the followinJ considerations: <br /> 1. Slooes/}l.rY'<>C<s: The major problem with developnent in this small <br /> geographic area is the extremely steep slopes. Proposed Tract B <br /> as described above has 48 feet of elevation change in 200' <br /> horizontal distance (24%) and slopes on other lots are in the 15% <br /> to 25% range. The slopes that make this area so attractive for <br /> hornesites also present severe problems for a=ess. Access by way <br /> of private easements or pan handle lots is virtually the only way <br /> to utilize this attractive area. The alternative is to maintain <br /> extremely large lots. Some fom of cluster development with <br /> private streets may also be an alternative worth explorir-g for <br /> other portions of the Ashbach property. <br /> 2. Access to Tract B: In Case #86-38, a lot split creatir-g 2 lots on <br /> the north en::l. of the easement from Johanna Boulevard just south of . <br /> Tract B, was approved by the City. This action det:ennined that <br /> the 30' wide easement provided adequate access to the 2 lots <br /> then proposed.
