Minimum building setback requirements are <br />fifty (50) feet from all streets and <br />exterior project property lines and twenty <br />(20) feet from all interior property lines <br />except that interior lot line setback <br />requirements may be modified by the city in <br />the project review process if specific <br />conditions of the project plan justify <br />modification. <br /> <br />(e) Landscaping: <br /> <br />Appropriate and unified landscaping is essential <br />to effectively meet the defined purpose of the <br />GB District: <br /> <br />1. A landscape plan shall be submitted in the <br />general plan stage required in subsection <br />VIIG(3) . <br /> <br />2. The landscape plan shall include species, <br />size and location of all plant material. <br /> <br />3. In the concept-plan stage, natural existing <br />vegetation, earth forms, wetlands and steep <br />slopes shall be carefully evaluated and <br />. protected as appropriate. <br /> <br />4. Landscape berms and buffers will be used to <br />screen and visually separate: business <br />sites from residential uses, business sites <br />from public streets; and one site from <br />another. <br /> <br />5. Minimum planted tree sizes shall be three- <br />inch caliper for overstory deciduous trees, <br />two-inch caliper for ornamental trees and <br />eight-foot height for coniferous trees. <br />The required height of evergreens used for <br />required screening may be increased by the <br />City. <br /> <br />6. Special landscape enhancement for views of <br />1-694 and I-35W will be required. <br /> <br />7. A minimum of twenty (20) percent of the <br />total area of a mixed-use or single-use <br />district shall be landscaped. <br /> <br /> <br /> <br />. <br />
