The easterly segment of the right-of-way from County Road E southerly to Arden <br /> Place would not be reduced by vacation. The easterly leg of Snelling Avenue <br /> serves about seven (7) properties and the area between the streets serve the City <br /> public purpose as a recreation area. <br /> 2. The southern 400 foot or so on both sides of Snelling A venue at TH5l would not <br /> be reduced by vacation at this time. This area may be required for reconstruction <br /> of the Johanna-Josephine Bridge. The City could declare some excess right-of- <br /> way and vacate at a later date. <br /> 3. Two (2) segments of 20 to 30 foot width adjacent to about seven (7) properties <br /> must be retained in easement to accommodate the City sanitary sewer system. <br /> The actual extent of right-of-way and easement necessary to serve the City need is, of course, <br /> - a City Engineering and Planning determination. A few development implications of the <br /> suggested vacation are as follows: <br /> l. About 12 adjacent residential properties are in non-conformance as to setback <br /> from Snelling Avenue. Based on District Requirements of the City Zoning Code. <br /> All of these would become conforming with vacation. <br /> 2. A slight upward adjustment in property Assessed Values would benefit the City <br /> with a small increase of real estate tax income. The County will furnish these <br /> numbers. <br /> 3. The 8.5 acres of land vacated to adjacent properties would reduce the City cost <br /> and responsibility of managing the generally wild wooded area. <br /> 4. The City Park located on the West side of Snelling Avenue about 200 foot south <br /> of County Road E would be increased in area by about 12,000 square feet. This <br /> parcel would then be large enough for the City to sell the site for a single family <br /> residence with increased tax benefit to the City. <br /> 5. One lot, my residence, would be increased in area and size to accommodate a"Lot <br /> Division" . Sale of the second lot and its development can be accommodated <br /> completely consistent with the District Requirements of the Zoning Ordinance. <br /> - I have a Lot Division application under Sec. 22-12 Variances and Exceptions on <br /> file with the City for processing when vacation takes place. <br />
