The Subject Property was constructed in 1984 with a lot area of 14,087 square feet (Attachment <br />D). Section 1320 — District Provisions of the Zoning Code requires a minimum lot size of <br />14,000 square feet per single-family dwelling unit. <br />Structure Setbacks — Variance Requested <br />In the R-1 District, the minimum front and rear setback requirements are 40 feet and 30 feet, <br />respectively. The current principal structure and attached garage is located 40 feet from the front <br />yard property line (i.e. Dawn Circle) and is located 58.5 feet from the rear yard property line, with <br />an attached deck located 38.2 feet from the rear property line. The minimum side yard setback in <br />the R-1 District is 10 feet and 25 feet combined. Additionally, the minimum side yard setback on <br />a corner lot in all residential zoning districts is 40 feet. The current principal structure and attached <br />garage is located 40.2 feet from the side yard property line as measured from Norma Avenue.
