CITY OF ARDEN HILLS, MINNESOTA <br /> PLANNING COMMISSION MEETING <br /> WEDNESDAY, SEPTEMBER 1, 1993 <br /> 7:30 P.M. - CITY HALL <br /> CALL TO ORDER <br /> Chair Winiecki called the meeting to order at 7:30 p.m. <br /> ROLL CALL <br /> Present: Chair Jeanne Winiecki, Members: Barb Piotrowski, <br /> Raymond McGraw, steve Erickson, Dave Carlson, Marty Rye and <br /> Councilmember Dale Hicks; <br /> Absent: Scott Peterson <br /> Also present: Community planning Coordinator Brian <br /> Fritsinger and Recording Secretary Jackie Knowlton. <br /> APPROVE MINUTES <br /> Ray McGraw moved, seconded by Piotrowski to approve the August 4, <br /> 1993 Planning Minutes as submitted. Approval was unanimous. <br /> (6-0) . <br /> . CASE #93-16 - Robert , Barbara Lechner <br /> Brian Fritsinger presented the case as a request for a 7 foot <br /> rear yard and 3 foot side yard variance for the construction of a <br /> new garage. <br /> BACKGROUND <br /> The property is located on the corner of Edgewater and Lake <br /> Avenues. This area is zoned R-2. currently, a garage exists on <br /> the site and would be demolished to build the new structure. The <br /> new garage would be expanded towards the home, but built on the <br /> current slab. The existing garage is two feet from the side lot <br /> line and only a retaining wall separates it from the rear lot <br /> line (1 foot). <br /> The property was originally a summer cottage and as such the <br /> existing structures and lot do not meet our current setback <br /> requirements. <br /> FINDINGS: <br /> 1. Under district requirements, a 5 foot side and 10 foot rear <br /> yard setback is required. It also requires a minimum lot <br /> area of 11,000 sq. ft. <br /> The property dimensions are only 52 x 124.36' = 6466.72 sq <br /> . ft. Due to this unusual lot width, the current ordinance <br /> would not allow any development to occur on the property. <br />
