At this meeting, we discussed <br /> those issues of con=n identified by the Planning Ccmuni.ssion. <br /> Attached you will find a site plan of the proposed storage area. <br /> Detailed on this plan are several of the issues identified by the <br /> Planning Commission. You should note that the area is approxilnately 40' <br /> x 80' in size. This is larger than presented to the Planning Ccmuni.ssion <br /> as the scale was not a=ate at that time. The parking area will be <br /> delineated by a paint stripe. Individuals renting from this site will <br /> be instructed in writing that upon returning vehicles they be driven <br /> directly to this area. A buzzer will be provided at the rear entrance <br /> for customer access. <br /> The applicant has indicated a parking design/layout for the area. This <br /> is based on U-Hauls experience for demand on the various units. They <br /> . have indicated that depending on the type of units requested this may <br /> change somewhat. It is canunon for the trailer units to be parked two <br /> deep at other locations. The applicant is also proposing to have the <br /> employees park in this area and three spaces have been identified. The <br /> applicant indicated that he is considering some minor modifications to <br /> the entry area which would allow one additional vehicle to park in this <br /> area. <br /> The Planning Commission directed staff to work with the applicant on <br /> in=eased landscaping. In considering how to appropriately landscape <br /> this area, staff took into consideration a number of issues. <br /> 1.. Compliance of current site plan with landscaping <br /> re:jUirements . <br /> 2. Lack of visibility of area to the general public. <br /> 3. Type of landscaping required at properties located to the <br /> south. One of these uses, Goodyear, has a number of <br /> vehicles which are continually parked in an adjacent lot. <br /> In considering these issues, staff recognized a need for some additional <br /> landscaping . However, the location of this lot, in staff's opinion,. <br /> does not appear to necessitate a full blown screening. CUrrently, 3 ash <br /> trees are present along the berm which exists in this area. Staff would <br /> propose that four (4) six foot evergreens by planted along this area. <br /> These trees would provide some additional screening from the adjacent <br /> property. <br /> .
