. Planning Minutes Page 3 04/20/94
Mr. Piirainen explained he was the tenant and not the landlord. He has
cannitted his rroney for the work and wants signage that will benefit the
clinic. He thought a gcx:d medical clinic would allow the facility to be
further developed,
Mr, Fritsinger had talked to the building's owner, and the leasing
inforrration would be incorp:lrated on the sign, The "For lease" signs
will then be rerroved,
Mr. Erickson asked if the new signage would take the place of the other
miscellaneous signs. The plaza is still called Arden Plaza, and the
medical clinic exists within the ccmplex. The rrost irrportant
inforrration to a custorrer is where the entrance is, If the sign only
had three words "Arden Plaza Entrance", the lettering could be larger.
Mr. Carlson asked Mr, Fritsinger why a variance for the sign was needed.
Mr. Fritsinger explained the prop:Jsed square f=tage is 3 square feet
larger and 2 feet higher than allowed.
. Mr. Fritsinger explained the ordinance states a sign must not be larger
than 6 square feet, although, other signs along County Road E are all
larger,
Mr. Carlson stated the larger sign was placed before the Sign Ordinance
was rewritten.
Chair Winiecki rerrernbered a previous case where the Arden/Shoreview
Animal Hospital sign was approved after the clinic was opened,
Mr, Carlson asked if the rest of the rrall becares developed, would the
other applicants also be able to advertise on the prop::lsed sign,
Mr, Fritsinger stated the intent was to include other applicants on the
area identification signs,
Mr, McGraw asked since the property has only one owner, Lutheran
Brotherhcxxl., will the Corrmission have to grant variances later for rrore
signage to other tenants.
Mr, piirainen stated the area identification sign will have 4 spaces for
. other tenants in the building. If later there are rrore tenants. the
--.-
