- Case #94-01 Page 3 04/14/94 . The directional sign is proposed to direct citizens to the parking area of the clinic and plaza. The applicant has indicated that 6 square feet does not allow for readable graphic size for a n\.ll1ber of reasons: 1. The directional sign is for t\\lO separate facilities; the clinic/office c:ouplex and the Arden Plaza retail center. 2. Standards for the visibility of the sign along roads with traffic levels and speed present on County Road E call for 3" copy. other items the Ccrnnission may wish to consider are: 1. The main parld.ng lot for these 2 separate facilities is hidden fran traffic on County Road E and Lexington Avenue. 2. The variance for this directional sign is not significant, and it should not prove detrimental to the vicinity. 3. Other directional signs along County Road E do exceed the square footage and height limits. . 4. Staff could find no precedent for previous variances being granted for similar requests. 5. The additional visibility may assist the econanic feasibility of the retail plaza tenants. MISCELLANEOUS Staff has discussed with the leasing agent and sign carpany the necessity for combining the leasing signs with the area identification signs. The p~sed signs do not incorporate this information, rot the applicant has indicated a willingness to do so. OPTIONS The Planning cc:mnission could rrove to undertake one of the following options: A. Approve the prop:lsed amendlrent to the site plan including. 1. A relocated area identification sign, including leasing information, on Lexington Avenue. 2. A new area identification sign, including leasing information, on the corner of County Road E and Lexington Avenue. 3. A 3' X 3' directional sign at the County Road E . entrance.
