.
8. Buildina Design - The building will be of gray painted brick and
. concrete block to match the existing Am:x:o station. Windows and
doors will be dark anodized aluminum. The overhead d=rs will be
full vision with anodized aluminum frarres. A =ntinuous 26" wide
red band will separate the grey brick/bl=k fran a 4 f=t wide
metal black facia at the top of the building. Building height is
proposed at 18 feet.
9. Land=aoincr - The site as it exists, does not meet the required
25% landscaped area. The applicant has met the minimum landscaped
area by Prop:lSing to realign the pavement setback along the south
property line and introducing a benreCl island next to the east
access.
The 3 f=t high berm with eight 6 f=t Black Hills Spruce trees
will provide a screen for the clinic to the east. An existing 6-
7 I hedge runs the length of the south property line. There are
scattered trees along the south and east property lines. With the
additional landscaped area adjacent to the building all
requirements appear to be met.
In reviewing the requirements of the landscaping plan, 12. 3
. caliper inches of tree is required on this site. The existing
landscaping when considered with the proposed screening next to
the clinic lIDre than exceeds this requirement.
Section VI, D, 2, (a) addresses special landscaping requirements
for service stations. This requires that landscaping be provided
to the following depths fran each lot line.
(l) 20 feet fran front - In COllpliance
(2) 10 feet fran each side - North lot line not in
COllpliance.
(3) 15 feet fran rear - In COllpliance
The difficulty in meeting this requirement along the north lot
line is that the existing elevation change makes the requirement
unfeasible. This II.DIlld require the building to be rel=ated and
the loss of 8 parking spaces.
10. Access - Access to the site is possible only through an access
easement which allows vehicles to cross the property l=ated to
the east.
.
