. The site, however, does have large tracts which remain relatively untouched. That includes the 560
acre Marsden Marsh, one of the largest wetlands intact in Ramsey County, and the twelve (12) acre
Sunfish Lake, which is used by the Department of Natural Resources (DNR) to raise fish. The site
is also home to numerous wildlife including deer, pheasants, ducks, hawks and Blanding's turtles.
The City has held several community meetings to begin discussions on the long term use of this site.
The City Comprehensive plan, completed in 1982, also briefly discusses the land use of this site.
The City is seeking a master plan for TCAAP that will include the following elements, among
others:
1. A land use plan.
2. A thoroughfare plan.
3. A traffic compatibility plan.
4. A plan for revising, if necessary, appropriate building and development codes and
ordinances.
5. A neighborhood economic development plan including potential funding sources.
6. An environmental impact plan.
7. A utilities plan.
The master plan is to be prepared on the basis of community approved goals defining the visual,
physical and livability qualities, as well as, the economic functions to be achieved or maintained in
. this area.
.
----.-
