But in 1951, <br /> the City incorporated in an effort to include the Twin Cities Army Ammunition Plant in its <br /> boundaries, And as interest in the northern suburbs grew among developers, the City's <br /> location proved to be a draw. <br /> Arden Hills encompasses approximately 9.4 square miles and lies in Ramsey County about 5 <br /> miles north of the St. Paul City limits. It is bounded on the west by Interstate 35W and on <br /> the east by Lexington A venue, Interstate 694 and Highways 10, 96, and 51 cut through the <br /> community. The current population is estimated at approximately 9,500. <br /> The fact that the U.S, Army has a dominant presence in Arden Hills hasn't kept developers <br /> away. In fact, Arden Hills boasts an impressive list of corporate headquarters and executive <br /> homes. <br /> The community is the corporate headquarters for Cardiac Pacemakers, Mutual Service <br /> Insurance eMS I), Land O'Lakes, Delta Environmental and H.B. Fuller Company. Control <br /> Data Systems and Pharmacia Deltec also have large facilities in Arden Hills. <br /> . Arden Hills has been successful in its efforts to attract desireable business and industry. <br /> This is obvious when a developer contacts the City for potential development sites. Most of <br /> the land available is in small tracts, however, three large tracts do exist. <br /> One potentially untapped development area is the federal government ammunition plan. <br /> With a total of2,330 acres, it could start a substantial influx of building activity if the land <br /> were ever released or sold, <br /> Another area available for development is the Round Lake District in the northeast corner of <br /> 1-694 and I-35W, This area, which acts as the gateway to the City, consists of60-80 acres of <br /> property zoned for "mixed-uses," <br /> The remaining area of commercial development is on the west side of Lexington Avenue, <br /> south ofI-694, This area has been rezoned to encourage the redevelopment into a <br /> compatible retail mix which would feed off the nearby Target Greatland store. <br /> Named after the extinct Arden Dairy Farms and the rolling topography, Arden Hills brings <br /> to mind such words as "pastoral" and "idyllic."
