The property in question is located within an R-2 district. <br />. 2. The area to be split is 62.5 I X 150' in size. <br /> 3. Both lots will meet the minimum lot area and lot depth after <br /> consolidation. <br /> 4. 3731 will meet the lot width requirements. <br /> 5. 3743 will be a nonconforming lot as it is only 62.5 feet wide. <br /> 6. The lot split does not irrpact any of the existing building <br /> setback requirerrents. The =rent placement of the bares and <br /> garages near New Brighton Road creates a substantial distance <br /> between the structures and the area to be split. <br /> 7. The M:x:lesette' s have not indicated any plans for the development <br /> of the acquired lot. In fact the develq:ment of the lot is <br /> limited due to =rent dimensions. <br /> 8. With the resulting lot split and consolidation, the new <br /> descriptions are as follows. <br /> a. 3731 New Brighton R~rl - The South 100.00 feet of Tract B, <br /> Registered Land Survey No. 450 Ramsey Coilllty, Minnesota as <br /> measured along the east line thereof. <br /> b. 3743 New Brighton Road - The East 280' of the South ~ of <br /> Lot 12 of Rhodeler' s Garden Acres and that part of Tract <br /> B, Registered Land Survey No. 450, Ramsey County, <br /> Minnesota lying north of the South 100.00 feet of said <br /> Tract B, as measured along the west line thereof. <br />. <br />
