MEM>RANOOM <br /> DATE: December 9. 1994 <br /> TO: Mayor and City Council C~vJ <br /> FRCM: Cindy Severtson Walsh, Park and Recreation Director <br /> SOBJECT : poss:ilile Sale of a Park Property Lot <br /> As referenced in my rronthly report, an interested party, Mr. Peter <br /> Pelletier would like to constntct a single family home on a parcel of <br /> land currently designated as park property. I have attached a copy of <br /> the letter I received from Mr. Pelletier and a rrap showing the <br /> location of the lot. A copy of Mr. Pelletier's letter was also sent <br /> to the Park and Recreation Corrmittee. <br /> Current Use of the Pro>,€=rty' <br /> This parcel is zoned R-l. The City of Arden Hills is not using this <br />. lot in our park system. In my opinion, it is not a large enough <br /> parcel to develop into a park. The re=-ds we have received from <br /> Ramsey County indicate that the lot is 13, 679 sq. ft. and has a value <br /> of $20,400. Recent land sales in Arden Hills show that the market <br /> value of that property could be considerably nnre than this assessed <br /> value. <br /> RecCll\TIlf'>ndation: <br /> I recorrmend that the Mayor and City Council consider the sale of this <br /> property. The rroney derived from the sale of this lot could be put in <br /> the Park Fund and used for projects such as the Perry Park <br /> redevelopnent or trail development. <br /> Reauest for Authorization: <br /> I am requesting authorization to have the property appraised. I have <br /> researched appraisal costs. The quotes I have received range frc:m <br /> $250 - $300. I will then contact the interested buyer to inform him <br /> that we intend to proceed with the appraisal once authorization has <br /> been received. I will then direct Mr. Pelletier to talk with the <br /> Planning Department regarding the possible variances that will have to <br /> be obtained. <br />. <br />
