More specifically: <br /> ~!j.NNING <br /> SC~:D 'lJASiE . It is recommended that any appeal, beyond the deletion of the Valentine Lake <br />I :7~IjCi..:RAi. acreage, be denied on the grounds that the property is zoned B-1 and is being <br /> S:..~VE'!!NG appropriately assessed the B-1 Surface Water Management fee. The special use <br /> -~':"c~;C permit states that the property cannot be developed beyond 25 % of the total acreage <br />I -:":'i"S?C~7.:,,~;C'. while the zoning ordinance for property zoned B-1 allows 35 % , This is an issue for <br /> the Council to consider; however, that SUP can be amended at any point to allow <br />I :~:C~;C":'~.'.1.:-:-':' '::c;.~ additional development up to the 35 % level, <br /> :~.G;,",:::,:'.G . The question of how curve numbers were detennined was raised at the <br /> _...,..... November 29, 1994, Council meeting, These are taken from the Soil Conservation <br /> ;C'../~: ::;:S~?:~,,~,::'i Service (SCS) curve number index table and Type B soils were assumed as the <br />I ~'~.-....... typical soil throughout Arden Hills, Based upon this infonnation, and the B-1 <br /> : .'~~E'.'::>i~~'::.: zoning, a curve number of 92 was achieved, <br />I .
