The lift station should also be deep <br /> enough to allow such localized development to occur. The actual depth of the lift station <br /> . is dependent upon the City's intentions for development within this area. If it is anticipated <br /> that residential homes will eventually be built in this area, the lift station design must <br /> consider the possibility of full baSj:ments. Yet the development of the area under <br /> . commercial/light industrial zoning may not warrant such design considerations. <br /> The development issue leads to our next concern, which is the degree to which the City <br /> . intends to develop this area in the next 10 to 20 years. We would recommend that the lift <br /> station be sized for the development of the immediate area adjacent to the National Guard's <br /> facility. This is due to the construction of the TCAAP interceptor at the northwest corner <br /> . of the TCAAP facility, which is adequate to serve the entire TCAAP area. Moreover, the <br /> City's efforts to oversize that interceptor included design considerations for the area in the <br /> I vicinity of the National Guard facilities. Development of another sewer system to serve <br /> a large area in this portion of the TCAAP facility would result in an unnecessary <br /> duplication of efforts on behalf of the City of Arden Hills. <br /> Ie In summary, it is our recommendation that the sanitary sewer be installed to the manhole <br /> south of Trunk Highway 96 and approximately 1,300 feet west of Hamline A venue. The <br /> I lift station should be sized to accommodate the specific type and amount of development <br /> the City envisions within this area, prior to the extension of utility service from the north. <br /> Finally, both the sewer and water improvements should be completed with due <br /> I consideration of the issues presented in the enclosed site review memorandum. <br /> We hope this letter adequately addresses your needs with regard to this issue.
