Nelson inquired if all the lots meet the City requi!ements in the original concept plan. Mr. Ringwald <br /> indicated Lot 1 would still not meet $.\Ie setback requirement of 30 feet, unless a lot line could be <br />. redrawn to show a jog, so a point of reference could be made to the north. <br /> Nelson inquired if the street meets City requirements. Mr. Ringwald indicated in the proposed plan, <br />. the street or cul-de-sac, does not meet the requirements. He applauds the applicant for trying to save <br /> trees, the island in the cul-de-sac leaves the Public Works Department with concerns regarding <br /> maintenance and emergency vehicle access. <br />. Carlson inquired as to how many trees will be saved. Mr. Krier indicated six mature oak trees. <br />. Carlson inquired as to the cost for an ejector pump. Mr. Krier indicated he was unsure, but it does <br /> make the property hard to sell, because of the ongoing cost. <br />. Larson indicated during the presentation Mr. Krier mentioned the original plan and the proposed plan; <br /> Larson inquired if perhaps there were more options than just those two, maybe using fill. <br />.- Mr. Krier indicated using more fill would push the units further back, more trees would be lost, and <br /> the wetlands are also a consideration. <br />. Larson inquired if only four lots were proposed would this give more opportunity for building within <br /> the requirements. Mr. Krier indicated that if the house pad on Lot 1 was moved slightly, five lots <br /> could still be developed. <br />. Chair Erickson inquired if there was an Engineer's report. Mr. Fritsinger indicated there is not a <br />. formal response from the Engineer, but his previously stated concerns other than for the cul-de-sac, <br /> have been addressed. <br />. Chair Erickson inquired as to the ejector systems. Mr. Ringwald indicated under either plan the lower <br /> levels would need ejector systems. In the original plan, three lots required pumps. <br />. Chair Erickson inquired if a private drive would be an option. Mr. Fritsinger indicated when the <br /> applicant first brought the plans to staff, a private drive was proposed, but it evolved into a public <br /> street. <br />. Chair Erickson inquired if a PUD would still allow for a Single Family development. Mr. Fritsinger <br /> indicated this could be considered. <br />. Rye questioned where the tree in the island would get its water from. Mr. Krier indicated an <br />.- agreement would be signed by the City and the applicant in regards to the tree. <br />. <br />
