Individual sewer ejector pumps may be required on some of the <br />lots if the tract were to be developed with homes at the normal setback from a normal-sized cul-de- <br />sac. . <br />Mr. Ringwald noted Lot 25 has been previously redivided into two lots, and that the westerly of the . <br />lots is partially used in this plat to allow Lot 5 to meet area and lot width requirements. The northerly <br />10 feet of this lot is also used to make the proposed street a full 60 feet in width. If a portion of these <br />new lots are included in the plat, the remnant lot that contains the home in the southwest comer of . <br />the proposed plat should be numbered as lot and included as part of the platting process. <br />Mr. Ringwald pointed out a Subdivision Ordinance variance of 20 feet for the cul-de-sac diameter . <br />(120 feet required and 100 feet proposed) would be required for the plat to be approved. <br />Mr. Ringwald noted Lot 1 does not meet the rear yard requirements due to the unusual configuration . <br />of the lot. Staffhas determined the northwest lot line is the rear lot line and that a 30 foot rear yard <br />would, therefore, be required along the northwest lot line. <br />Mr. Ringwald noted there are options available to the Planning Commission, the staff recommends -. <br />the Planning Commission table application #95-16 for the Balfany Prelimina!)' Plat, giving the <br />applicant specific direction on acceptable development parameters. . <br />Mr. Richard Krier, James R Hill Inc, representative of the applicant, presented the proposed plans <br />for the Preliminary Plat. He explained the reasoning for the variance requests were for the purpose . <br />of saving trees and so as to make it possible so buyers would not have to install ejector pumps. <br />Mr. Krier indicated the original concept plan proposed meets all the criteria requests of the City, but . <br />will destroy more trees. <br />Mr. Krier indicated the proposed plan reduces the cul-de-sac, saves trees, and retains a tree in the . <br />island of the cul-de-sac. He pointed out the house pads have been moved forward so as to eliminate <br />the need for ejector pumps. . <br />Mr. Krier indicated for economical reasons it is prudent to have five lots, and he believes the <br />Ordinance allows for' five lots. . <br />Rye inquired as to how the trees will be saved during construction. Mr. Krier indicated that they <br />would be staked around the drip line.
