The following is a brief review of the request and the recommendation of the Planning Commission. <br />I Case 95-18, Bethel CoIle!!e. Site Plan - Parkin!! Lot <br />. 1. ReQuest <br /> a. Bethel College is requesting site approval for a 138 space parking lot. <br />I b. The site plan also provides for a pedestrian trail from the parking lot to the Edgren, <br /> Bodien, and Getch residence halls. <br />1.2 Back!!round <br /> a. The Special Use Permit (SUP) for the Bethel College Campus Master Plan was originally <br /> issued in 1978 in Planning Case 78-5. <br />. b. The SUP was amended in 1980 to allow site plan approval for projects consistent with <br /> the Master Plan. <br />I 3. Plannin!! Commission Recommendation <br /> The Planning Commission recommends approval of Planning Case 95-18, Site Plan, Bethel <br />. College Parking Lot, conditioned on: <br /> a. Modification of the southeast eomer of the parking lot to provide a second aceess point, <br />I if Bethel College can relocate the "Control Gate" to the intersection of the service drive <br /> and Bethel Drive; <br />I b. Modification of the storm sewer outlet adjacent to the creek, per the consulting <br /> engineers recommendation and for their approval; <br />I c. Approval of the grading plan by Rice Creek Watershed District; <br />I d. Provision of written verification that the proposed use (138 stall parking lot) is permitted <br /> within the utility easement; and <br />.- e. Provision of adequate handicap parking stalls as required by the ADA, prior to the <br /> issuance of the building permit. <br />. <br />
