A 16.5 foot conservation easement be established and posted around the I <br /> delineated wetlands. <br /> The Preliminary Plat delineates a 16.5 foot conservation easement adjacent to the I <br /> two wetland basins. <br /> 15. Signs denoting "No Parking, by Order ofthe Fire Marshal" be posted on the .. <br /> private street. <br /> The Grading and Erosion Control Plan shows the location of the required signage <br /> on Lake View Court. I <br /> Preliminary Plat <br /> The preliminary plat (Exhibit A, page 3 of 5) provides a significant amount of information. I <br /> Although it provides a significant amount of information, too much information can lead to some I <br /> amount of confusion. In reviewing the preliminary plat some reviewers, have incorrectly <br /> assumed that the private street (Lake View Court) is actually a public street. Apparently, since <br /> the private street has a thick dark line delineating its extent and that it has a street name, it was I <br /> asswned that it was a public dedication. Obviously, it is not the City's intent or desire for Lake <br /> View Court to be a public dedication. Lot 17 of the Townhomes of Lake Valentine is intended to <br /> encompass all of the site which is not part of the individual units (Lots 1-16).
