Increase the width of the private street (Lake View Court) from 26 feet to 32 <br /> feet. <br /> , The width of the private street has been widened from 26 feet to 32 feet. <br />I - <br /> 19. Elimination of the common parking stalls. <br />I The common parking stalls have been eliminated. <br /> 20. Elimination of the previous condition requiring the installation of signs on <br />I the private street denoting "No Parking, by Order of the Fire Marshal". <br /> The City Council in approving the PUD effectively eliminated the condition <br /> requiring the installation of signs denoting "No Parking, by Order of the Fire <br />I Marshal". <br /> Recommendation <br />I Approval of the final plat of Townhomes of Lake Valentine in Planning Case 95-05, subject to <br /> the following conditions: <br />I 1. Compliance with the approval of the Site PlanIPUD Master Plan of the Townhomes of <br /> Lake Valentine which was granted on October 10, 1995; <br /> 2. Filing of the Homeowners Association documents with Ramsey County in a form <br />I acceptable to the City Attorney; <br /> , Provision of the Letter of Credit to the City Administrator in an amount equal to 125 <br /> ~. <br />.- percent of the improvement cost of the project, in a form acceptable to the City Attorney; <br /> 4. Execution of the Development Agreement in a form acceptable to the City Attorney; and <br /> 5. Compliance with the City Code, specifically Chapter 22 (Subdivisions). <br />I Note <br /> The City Code in Chapter 22-4, (b), (4), states in relevant part:"lfthe llnal plat is approved by <br />I the city council, the subdivider shall record it with the county recorder or registrar oftitles within <br /> sixty (60) days after the date of approval; otherwise, the approval of the final plat shall be <br /> considered void". If the City Council approves the final plat of the Townhomes of Lake <br />. Valentine on Monday, November 13, 1995, then the approval would become void on Friday, <br /> January 12, 1996. <br />I <br />I <br />I <br />I <br />.- <br />. <br />
