UNFINISHED AND 4 BU ESS <br /> Stacie Kvilvang and Mark Ruff of Ehlers Case Study Presentation <br /> Sue Iverson introduced Ms. Kvilvang and Mr. Ruff. <br /> Ms. Kvilvang distributed handouts that described three case studies which included St. <br /> Anthony— Silver Lake Village; St. Louis Park—Duke West Village; Columbia Heights— <br /> Hurst Park. She indicated all projects with redevelopment require some form of public <br /> assistance. She pointed out in all three projects, the risk was born by the developer. Any <br /> City assistance was provided on a "pay as you go"basis. <br /> St. Anthony—Silver Lake Village: <br /> Ms. Kvilvang reviewed the Silver Lake Village redevelopment site. She reminded the <br /> group that development cost does not always equate to valuation. Mr. Ruff pointed out <br /> • the importance of the public participation process.
