Public Works Director / City Engineer <br />Subject: Lake Johanna Fire Department HQ — Preliminary Engineering Plan Review <br />This memorandum summarizes a preliminary engineering review comments for the Preliminary Plat of 2 <br />Pine Tree North dated 02/05/2020 and the civil construction plans for the Lake Johanna Fire Department <br />HQ Development dated 03.31.2022 prepared by Buetow 2 Architects, Inc. and Larson Engineering, Inc. <br />A more thorough technical review of the site development plans will be prepared after the applicant <br />provides a formal "City Submittal". <br />GENERAL COMMENTS <br />1. A Grading and Erosion Control Permit from the City of Arden Hills will be required. <br />2. A permit from Rice Creek Watershed District will be required. Please submit a copy of <br />approved permit to the City of Arden Hills. <br />3. A Sewer Permit is required before modification to the existing sanitary sewer structure. <br />4. A Water Permit is required before modification to the existing watermain. <br />5. A Right of Way Permit from the City is required for any work within the easement. <br />6. Provide the Stormwater Management Report. <br />7. Provide operations and maintenance plans/procedures for the stormwater facilities. <br />8. Plans to be reviewed by the Fire Marshal. <br />9. Update City detail plates, coordinate with the City Engineer. <br />10. Verify the submitted plat is current. <br />11. Review northern driveway access distance as it relates to the existing driveway access <br />from the property to the north. <br />12. Review southern driveway access to better align with the driveway access across Pine <br />Tree Dr. if possible. <br />13. Consider additional signage to delineate employee parking area from fleet driveway <br />space. <br />
