History of Subject Property <br />• Bethel University purchased the property at 2 Pine Tree Drive to use the <br />existing office building for higher education. <br />• In 2020, they subdivided the approximate 43 acre site into 3 parcels known as the <br />2 Pine Tree North plat. <br />• Applicant purchased Lot 2, Block 1 of that plat in 2020. <br />• Lot 1, Block 1 is the location of New Perspective Senior Living. <br />• During the platting process, the Applicant was conducting their due <br />diligence on the potential for acquiring the Subject Property. <br />• In 2018, the Applicant had completed a needs study for a new Fire Station to be <br />built on a site that could support the communities and their needs over "the next <br />50 years". <br />• Study determined that at a minimum they needed at least 3 acres. <br />1—t <br />-ARPEN HILLS <br />
