Conditional Use Permit <br />City Code Section 1355.04 Subd. 3 of the Arden Hills Zoning Code lists the criteria for <br />evaluating a Conditional Use Permit. <br />4. Population density; <br />• Subject Property is guided as Community Mixed Use (CMU) in the 2040 Future Land Use Plan. <br />• Area is designated for a broad range of retail, shopping, services, and office space to meet the needs of the <br />community and surrounding areas. The expected share of uses within this area are as follows: 10% to 50% <br />Light Industrial, 10% to 70% Retail, 10% to 70% Office, and 10% to 50% Residential. A development intensity of <br />up to 0.8 FAR may be allowed. <br />• Applicant is proposing a two-story 41,000 square foot building that equals 0.25 FAR. <br />5. Visual and land use compatibility with uses and structures on surrounding land; <br />• Proposed building materials will meet the B-2 preferred material requirement as identified in the Design <br />Standards. <br />• Architect for the project notes that a cantilevered canopy visually announces that this is the public entrance to <br />the facility and the site features a plaza and flag display at the entry for visual structures. <br />• Applicant has stated that historically Fire Departments are very good neighbors and that two of the other <br />stations are adjacent to residential land uses, schools and day cares. 2 t <br />8 <br />
