Conditional Use Permit <br />City Code Section 1355.04 Subd. 3 of the Arden Hills Zoning Code lists the criteria for <br />evaluating a Conditional Use Permit. <br />6. Adjoining land values; <br />• Proposed development is not anticipated to negatively impact adjacent property values. <br />7. Park dedications where applicable; <br />• Development Agreement for the 2 Pine Tree North plat indicated that Park Dedication required for Lots land 2 will <br />be determined by the City at the time of future development and will be memorialized in development agreements <br />for those lots. <br />• Applicant as part of this application is requesting the City waive the Public Use Dedications including the Park <br />Dedication Fee. <br />• As part of their submittal, the Board has provided a letter of support for the Applicant's request. The Applicant and <br />Board have received State of Minnesota funding for this project and applications have been made for federal <br />funding. Funding for this Lake Johanna Fire Department Headquarters Station will primarily be through local tax <br />dollars. <br />8.Orderly development of the neighborhood and the City within the general purpose and intent of the Zoning <br />Code and the Comprehensive Development Plan for the City. <br />-fiRD1v HILLS <br />9 <br />• LJFD Headquarters Fire Station is consistent with the purpose and intent with the policies within the City's <br />Comprehensive Plan, the B-2 Zoning District and Guiding Plan for the B-2 District. <br />
