NEW BUSINESS -11B <br />lt <br />�-REN�HILLS <br />MEMORANDUM <br />DATE: July 22, 2024 <br />TO: Honorable Mayor and City Councilmembers <br />Dave Perrault, City Administrator <br />FROM: Jessica Jagoe, Community Development Director <br />SUBJECT: Planning Case #24-014 — Public Hearing Required <br />Applicant: Rose Kukwa <br />Property Location: 3776 Connelly Avenue <br />Request: Zoning Code Amendment, Master Planned Unit Development, Final <br />Planned Unit Development, Conditional Use Permit and Site Plan <br />Review <br />Budgeted Amount: Actual Amount: Funding Source: <br />N/A N/A N/A <br />Council Should Consider: <br />Motions to approve, table, or deny the following: <br />• Adoption of Ordinance 2024-007 for Planning Case 24-014 for Zoning Code Amendments <br />to Chapter 13, Section 1305 — Rules, Scope, Interpretation, & Definitions, Section 1320 — <br />District Provisions, and Section 1325 — General Regulations to add language for an event <br />center use in the B-2 General Business District by conditional use permit and authorization <br />to publish a Summary Ordinance of 2024-007 for Planning Case 24-014. <br />• Planning Case 24-014 and the adoption of Resolution 2024-038 for the Elegant Event <br />Center Master Planned Unit Development, Final Planned Unit Development, Conditional <br />Use Permit, and Site Plan Review for the proposed project on 3776 Connelly Avenue to <br />allow for the site to be redeveloped as an event center and restaurant. <br />Approval for authorization to publish summary ordinance requires an affirmative vote of four councilmembers. <br />Approval of a PUD requires an affirmative vote of four councilmembers. <br />Background <br />The Applicant has submitted a land use application for a Zoning Code Amendment, Master <br />Planned Unit Development, Final Planned Unit Development, Conditional Use Permit, and Site <br />Plan Review to redevelop the existing approximately 11,000 square foot commercial building on <br />the property at 3776 Connelly Avenue.
