Owners or developers, as a prerequisite to <br />approval of a subdivision to convey to the City or dedicate to the public use a reasonable portion <br />of any such proposal for public use as streets, roads, sewers, electric, gas, and water facilities, <br />storm water drainage and holding areas or ponds and similar utilities and improvements, parks, <br />recreational facilities, playgrounds, trails, wetlands, or open space, in such portions to be approved <br />and acceptable to the City. <br />Public Use Dedications and Park, trails, and open space land dedication and development will be <br />reviewed with the Final Plat land use application for the newly created lot. <br />Section 1140, Required Improvements <br />Section 1140 of the Subdivision Code establishes improvements that are required as part of a new <br />subdivision. These improvements include survey monuments, sewers and water, utilities, <br />sidewalks, curb and gutter, and stormwater management. The Final Plat review will verify <br />compliance with these provisions and establish conditions as part of a final plat approval. <br />In reference to stormwater management, the Applicant has submitted their stormwater <br />management plan for staff review.
