1325.06 Requirements for Parking, Loading and Circulation. (revised 4/28/08) (revised 7/27/20) Subd. 1 Off-Public Street Parking. A. Area and Dimensions of Each Parking Space. For the purpose of this Code, a parking space shall be not less than three hundred (300) square feet per vehicle of standing and maneuvering area. Individual spaces shall be at least nine (9) feet in width and eighteen (18) feet in length. B. Access. All off-street parking spaces shall have access driveways and access directly to public streets or alleys. Curb cuts for uses other than single family homes shall require approval from the Council. The number of curb cuts along arterial and collector roads shall be held to a minimum whenever possible. Any residential lot, which has frontage on both a local street and a collector street or a major or minor arterial (as defined by the Comprehensive Plan of Arden Hills) shall gain access only from the local street. C. Construction Standards. These standards shall apply to all development: 1. Surfacing. Off-street parking areas and drives shall be improved with a paved surface. Such areas shall be so graded and drained so as to dispose of all surface water accumulation within the area as required by the City and the Rice Creek Watershed District. 2. Curbs. A concrete curb and gutter shall be constructed for all developments according to the requirements of the City Engineer except driveways for single and two-family residences. D. Location. All off-street parking spaces herein required shall be located according to the following: 1. Spaces required for one and two family dwellings shall be on the same lot as the principal structure. 2. Spaces required for multiple-family dwellings shall be on the same lot as the principal structure served or within two hundred (200) feet of the main entrance if not located on the same lot. 3. Spaces required for business and industrial uses should be within eight hundred (800) feet of the main entrance to the principal building served. 4. No off-street parking space, with the exception of the driveways, shall be within twenty (20) feet of the right-of-way line of any public street, except in the GB District where the setback shall be fifty (50) feet. 5. In no case shall off-street parking areas containing four (4) or more parking spaces be closer than five (5) feet from any side or rear lot lines, except in the GB District where no
