Lighting – Meets Requirements <br />The Zoning Code requires exterior lighting to be consistent in type, design, scale, and color to <br />create unity in the Districts. Exterior lighting for parking lots and buildings shall not be excessive <br />and shall be directed at their intended purposes. Any light or combination of lights shall not cast <br />light that exceeds a meter reading of one (1) foot candle on the travel lanes of adjoining public <br />streets or 0.4 foot candles on adjoining residential property. <br /> <br />The proposed plan includes LED fixtures for area lights at a maximum of 30 feet to the top of the <br />fixture, a monument sign and flag pole light, and then soffit lighting above the doorways/entry on <br />the building. The proposed lighting is consistent with the use and the surrounding area. The <br />Applicant has submitted a photometric plan that identifies the types of light fixtures and quantities. <br />The Subject Property is not adjacent to a residential property. The photometric plan shows that <br />proposed lighting will not exceed a meter reading of one (1) foot candle on the travel lanes on Pine <br />Tree Drive. As a condition of approval, all lighting shall be downward directed shoebox style with <br />flush lenses. Details about the proposed lighting are found in Attachment F. <br /> <br />D. Screening – Meets Requirements <br />Screens and fencing help minimize adverse impacts of public nuisances, such as noise. Trash and <br />recycling equipment, materials, and containers shall be fully enclosed and integrated into the <br />architecture of the buildings. All mechanical equipment, whether roof-mounted or ground- <br />mounted should be integrated into the architecture of the building. It shall be completely screened <br />from the ground-level view of adjacent properties and public streets. <br /> <br />There is a generator, electrical transformer, and trash enclosure located on the rear of the <br />building that are screened by the building to the public street. The trash enclosure will feature <br />metal trash enclosure gates and is constructed with brick consistent with the building design. The
