It' �fi` DEN HILLS July 19, 2024 Alexander, Cara Kolmer 1960 Glenpaul Avenue Arden Hills, MN 55112 Re: Final Code Violation Letter 1960 Glenpaul Ave. PID#333023.330074 LAST FINAL NOTICE Dear Resident: On June 17, 2024, the City of Arden Hills investigated a complaint and determined there was vegetation growing in violation of Chapter 6 — Nuisances and Offenses of the Arden Hills City Code. On 06/26/2024, the City of Arden Hills completed a follow up investigation and found that the property was still in violation of the ordinance listed below. A third inspection was completed on 07/16/2024. At this inspection, city staff determined the property remains in violation of the following Public Nuisance City Code: VIOLATION: • Section 602.02 — Public Nuisances Affecting Health states "The following are hereby declared to be nuisances affecting health... Subd. 6. All noxious weeds and other growths of vegetation upon public or private property in excess of eight (8) inches." CORRECTION: • Cut or remove the current vegetation growth in the rear yard to below the maximum allowed height of eight (8) inches and maintain the entire property in compliance with this standard. This letter shall serve as the final notice prior to the City pursuing the notice of abatement order. Please disregard the previous notice which identified a July 22nd hearing date. That hearing has been postponed and would be rescheduled in accordance with this final notice. At this time, the City is requesting that you take immediate corrective action by the close of the business day on 08/01/1024, to remediate the above violation(s). If the violation is not remediated by this date, the City will proceed with the process for order of the abatement as allowed under Section 602.05, General Abatement Procedure, of the Arden Hills City Code as this is considered an ongoing violation of this regulation. Please be aware that an abatement order will include a hearing and it allows the City to have the necessary work completed to remediate the nuisance and charge 125 percent of the cost of the work, including administrative costs, back to the property owner. The charges can be certified against the property taxes for collection if they are unpaid. Additionally, the City Council abatement order will include action to deem the property as an accelerated abatement that will remain in effect for a two (2) year period subject to the procedures of City Code Section 602.07 for corrective action.
